As we approach the end of 2025, we’re excited to reflect on a year defined by vibrant connection, purposeful growth and shared success. From celebrating our members and elevating our spaces, to navigating a city in transformation, this year has reinforced what we’re all about: Celebrate. Connect. Close the year.
Community spotlight: our members shine
One of the most rewarding parts of 2025 has been getting to share the stories of the extraordinary organisations and people that call Alberts home. Through our “Meet the Members” series, we’ve had the privilege of speaking with:
- Sonna Studios – Darshil Patel
- Insight Creative – Steven Giannoulis
- Guerrilla – Sy and Shannon
- Find Recruitment – Chris Martin
- Compatico – Elise Dalrymple-Keast
Our members are critical to the Alberts community, and these conversations showcase some of the depth of talent and ambition within. Through these conversations we not only share the stories of our remarkable people and their businesses, but also facilitate conversations between our members and provide opportunities to spark conversation and collaboration.
Events, collaboration and community experiences
This year has been one of our most active for community engagement, with our programming and experiences designed to educate, inspire and bring people together.
Over the last 12 months, we have proudly delivered:
- 180 member events
- 3,300 meetings hosted across Alberts spaces
- 100+ Alberts community calendar experiences
- Member-led programming
- Lunch & Learn discussion series across leadership, wellbeing, creativity and innovation
- Delivered lunch carts and cocktail carts, bringing hospitality directly to members’ teams
- World-class guest speakers, including:
- Helen Clark
- Dan Carter
- Melissa Crawford
- James Laughlin
- The Curve
Through the collective experiences across our spaces, we foster culture and community, creating spaces that employees want to spend time in.
Spaces that reflect our ambition
Across our portfolio, we’ve continued to refine, elevate and expand the environments that define the Alberts experience.

This year’s key highlights include:
- Opening the Alberts Wellness Centre at Formery – a purpose-built sanctuary for wellbeing, complete with prayer room, infra-red sauna and “cold-plunge showers”, and fitness room.
- Formery is almost fully leased – a major milestone signalling strong demand for premium, flexible workplace offerings.
- The opening of Sergeant Coffee Bar – a new daily anchor for premium coffee, connection and convenience and the final development of Formery’s frontage.
- A large-scale mural installation – a striking expression of creativity and collaboration.
- In partnership with Metro Hospitality, Palmer Bar has re-opened to the public – an elevated hospitality destination now enjoyed by both members and their guests.
- The acquisition of Exchange – Alberts’ largest yet – spanning two-thirds of a city block in Midtown, Exchange will offer premium office suites, green courtyards, rooftop padel, vibrant shared club spaces, and direct connectivity via the upcoming station entrance at the new Te Waihorotiu station under the City Rail Link (CRL).
Alongside these additions, we’ve maintained our focus on design quality, sustainability, cutting-edge technology and premium amenities – ensuring our spaces continue to support scale, agility and a strong sense of place.
And we’re not finished yet. More enhancements are already underway to ensure Alberts continues to exceed the expectations of the modern workplace.
A City in Motion: Albert Street and CRL Transformations
2025 has been a landmark year for our surrounding neighbourhood.
There’s been a resurgence of Auckland’s Midtown, as businesses move back to the CBD. After years of construction, Albert Street has begun its visible transformation, bringing new energy, flow and accessibility back to one of the city’s most important corridors.
And with the City Rail Link (CRL) opening in 2026, our precinct is on the brink of becoming one of the most connected business hubs in Auckland. Faster commutes, easier movement and a revitalised urban experience will significantly elevate how our members access and enjoy Alberts – and we’re ready for it.
What’s Next: Closing 2025 and Welcoming 2026
As we look ahead to 2026, members can expect:
- New and expanded membership perks, enhancing everyday value
- More wellbeing, learning and connection-driven activations
- The launch of Exchange – delivering a new era of premium, flexible workspace with unmatched connectivity and amenities
- A revitalised precinct as construction winds down and the CRL countdown accelerates
2026 is shaping up to be a landmark year – for Alberts, our neighbourhood and our growing community.
A heartfelt thanks
To our members, partners, colleagues and community – thank you. This year’s achievements are no coincidence; they’re built on shared ambition, collaboration and a sense of belonging. At Alberts, we’re more than just a workspace. We’re a collective of people doing purposeful work – and we couldn’t be prouder.
Here’s to finishing 2025 strong, and to making 2026 our best year yet.
– The Alberts Team
